How can I view or obtain copies of the original building plans of my home or commercial property?
You must schedule an appointment to view or obtain copies of your plans. Appointments are scheduled Monday through Friday during the hours from 7:30am to 3:00pm. Appointments can also be scheduled online.
What years are available to research records of building plans?
Current properties built between 1990 and present are available. Additional residential (single-family residences) built between l961 and 1972 and portions of 1973 thru 1978 were destroyed as of January 1, 2001 AND ARE NOT AVAILABLE. Condos and Multi-family Units (more than two units) are considered to be Commercial Properties and if built during these years, MAY BE AVAILABLE. Residential and commercial properties built between l979 and 1989 MAY BE AVAILABLE.
What information is needed to locate the building plans?
All records in the Microfilm Unit are filed by the Permit Number. In most cases, the permit number can be located by the address or the folio number of the property. If we are unable to locate a permit number for your property, we cannot complete the research
Is there a fee for research and how much does a copy of the microfilmed plans cost?
There is a $18.75 fee for research that must be paid prior to your appointment and can be paid on the Web. Copies are $6.25 per page and certified copies are $7.50 per page. Please see the Building Department fee schedule for additional fee information.
When do I need the copies of my plans to be certified?
If you are reissuing a permit, canceling a permit, or replacing a lost set of plans to be placed at a job site.
Can the Microfilm Unit perform a research of my property over the telephone and tell me if anything is on file for my property?
The Microfilm Unit will perform an initial research over the phone to determine if your property is located in unincorporated Miami-Dade County, and to verify the year the property was built in order to determine if we may have records to research on file.
Where is the Microfilm Unit located and what are the hours of operation?
The Microfilm Unit is located at the Miami-Dade County Herbert S. Saffir Permitting and Inspection Center, 11805 S.W. 26 Street (Coral Way), Room 201 (786) 315-2340. The hours of operation are from 7:30am - 4:00pm, Monday through Friday, excluding legal holidays.
