  • Copies of existing plans can be retrieved online or by making an appointment to review microfilm records.

Construction with sewer connections

Federal regulations require certain permit applicants to obtain a Sewer Capacity Certification letter before being issued a building permit. Any construction or change of use that will cause an increase in wastewater discharge to a sewer will need a certification letter. This includes such things as changing a single-family house to a duplex, adding extra seats to a restaurant, adding a new doctor to a practice, or building a new house.

The Department on October 12, 2012, conducted a presentation for design professionals on Sanitary Sewer System Capacity Certification. For more information, call 786-315-2800.

NOTICE Effective Jan., 22, 2013 Sewer Extension Permits will be reviewed at Environmental Resources Management’s Overtown Transit Village (OTV) office located at: 701 NW 1st Court, 7th Floor. Any new applications, documents or plans submitted at the Permitting & Inspection Center will be forwarded to the OTV office via interoffice mail. For more information, call 305 372-6600.

Accessible Design

The 2010 ADA Standards set minimum requirements -- both scoping and technical -- for newly designed and constructed or altered State or local government facilities, public accommodations, and commercial facilities to be readily accessible to and usable by individuals with disabilities.

Alternative Plan Review and Inspection Program

This program allows the “Fee Owner” the option of using a Private Provider to conduct plan review and inspection duties in lieu of the municipal building department personnel. 

Concurrent Plans Processing

The Concurrent Plans Processing System (CPP) allows the plans and documentation to be sent electronically to multiple departments for review, thus expediting the permitting process.

Digital Signing and Sealing

Plans, specifications, plats, reports, or other documents submitted in electronic format for review must be signed and sealed electronically.

Environmental Plans

The Environmental Plan Review section reviews building permits, Certificates of Use and Occupancy, and the Local Business Tax applications to ensure that Federal, State and County environmental protection laws are complied with.

Flood Legends

All building permit plans for new construction, additions, remodeling and repair projects submitted to the Environmental Resources Management's Office of Plan Review shall have as part of the plans notes Environmental Resources Management's Flood Legend.

Zoning Plans Review

Building permit construction plans are reviewed for compliance with Chapter 33 the Zoning Code of Miami-Dade County, Florida by the Zoning Plans Processing section. Reviews include zoning hearing and administrative variance files; administrative site plans, as well as restrictive covenants that pertain to the site to determine compliance with plans submitted for permitting.
