Seniors will now be able to apply for an additional homestead exemption

(Miami-Dade County, FL) -- 
Low-income senior citizens who are long-term residents of Miami-Dade County now have the opportunity to receive additional property tax relief.  Today, the Miami-Dade Board of County Commissioners passed an ordinance, sponsored by Commissioner Jose “Pepe” Diaz, which creates section 29-9 of the Code of Miami-Dade County providing an additional Homestead Exemption for qualifying senior citizens.

In order to qualify, individuals must meet the following requirements:  
1) Must have legal or equitable title to real estate with a just value of less than $250, 000.
2) Has maintained permanent ownership of residence for at least 25 years.   
3) Attained the age of 65.
4) Household income does not exceed the income limitations set forth in state law, which is currently $27,590 and adjusted annually.

“Seniors have been hit hard in the past few years with no cost of living increase in their Social Security payments. Meanwhile, the prices of basic needs keep getting higher,” said Commissioner Diaz. “This ordinance can help many seniors who are really struggling and keep them in their homes.”

Back in November 3, 2011, the Miami-Dade Board of County Commissioners adopted a resolution supporting House Joint Resolution 169 that proposed a constitutional amendment to provide counties and municipalities a local option to grant an additional homestead exemption to low-income seniors, and urging the Florida Legislature to enact House Joint Resolution 169 and its implementing bill, House Bill 357.  During the 2012 session, the Florida Legislator enacted House Joint Resolution 169 and House Bill 357 placing both on the statewide November 2012 Ballot as Amendment No. 11.   On November 6, 2012, Florida voters approved Amendment No. 11 on the ballot allowing counties throughout the state of Florida the option to grant additional homestead exemption to seniors.
