Project Name: Residential Treatment Center
Site Conditions: The site must be in a transitional area between residential and light commercial and within walking distance to public transportation. It must be located in an area where there are medical and social services. A location near a school and a commercial business district is desirable. The site shall consist of not less than two (2) acres but not more than three (3) acres (with or without a rehabitable building). Any existing building should have between 20,000 and 30,000 square feet and the capability of being converted to a residential facility for forty residents (including children). The exterior of the facility shall have parking for a minimum of 42 cars, an outdoor-protected area of 2,500 square feet, and a buffer area of at least 25 feet. The site must be a stand-alone parcel or easily subdivided from a larger parent tract. If the parcel is to be subdivided, a sketch must be provided showing the proposed location of the proffered site.
Site Boundaries: Flagler Street to the North, South Dade Government Center (S.W. 211 Street) to the South; Krome Avenue (S.W. 177 Avenue) to the West and Biscayne Bay to the East.
