New Affordable Housing Under Construction
The following properties are a sample of some of the new affordable housing planned for our community. Check back for updates.
New Martin Fine Villas
The New Martin Fine Villas is a public/private partnership between a private sector developer and Miami-Dade Public Housing and Community Development Department.
The project, located at 780 NW 13th Court, Miami Florida, 33125, District 5, is a new seven-story, affordable and public housing development containing 104 units -- 50 public housing units to replace 50 existing units, and 54 new affordable units. Project will comply with Uniform Federal Accessibility Standards (UFAS).
Features and amenities include, a library and technology room, club house, laundry facilities, exercise room, keyless carded/touchpad entry to units and common areas, over range microwave, cable/satellite TV hook-up, double kitchen sinks, marble window sills, pantry in kitchen areas, kitchen cabinets with granite countertop, as well as emergency call service to all units.
Green Building Certification/energy saving features include air conditioning with a minimum Seasonal Energy Efficiency Ratio (SEER) rating of 14, Energy Star full-size range, oven, refrigerator, dishwasher and ceiling fans, as well as low-flow faucets, dual flush toilets and a 30-year reflective/green roofing. Upon completion, the development will obtain a Green Building Certification from the National Green Building Standard.
Once construction is completed, residents from Martin Fine Villas will be transferred from their existing public housing units to the newly completed building. Completion is scheduled for the summer of 2018.
Marcia Gardens is a garden-style new construction multi-family rental development for the elderly, located at 10301 SW 127 Avenue, Miami, Florida 33186, District 7.
There will be a total of 134 one-bedroom units, with 70 units of Section 8 Project Based Vouchers. There will be 64 affordable units available for leasing to the general public.

Modello Homes will consist of 100 new family housing units located at 15302 SW 282 Street, Homestead, Florida, District 9.
This development will have two mid-rise residential buildings containing 40 two-bedroom units (4 public housing units and 36 project-based voucher units); 54 three-bedroom units (16 public housing units and 38 project-based voucher units); and 6 four-bedroom units (6 project-based voucher units). All units will have impact resistant windows and air conditioning.
Property amenities will include a commercial area, business center, property management office, community room, fitness room, central laundry facilities, common areas, playground, parking, and security cameras throughout the site.
This project is a public/private partnership between Gorman & Company, Inc. and Miami-Dade Public Housing and Community Development Department.
Construction of the project began on September 2016 and is scheduled for completion by late summer or fall of 2018. Please note that these units will be offered to families currently on PHCD’s Section 8 and Public Housing waiting lists. No applications will be available for the general public.
Senator Villas is an affordable housing development for the elderly located at 8915 SW 40th Street, located in District 10.
The two-story building will have a total of 23 units consisting of 5 studios, 16 one-bedroom units, and 2 two-bedroom units.
The building will have an elevator, balconies, exterior patios, lobby, and parking. Additionally, it will be served by a bus stop in order to provide easy access to public transportation.
This project is scheduled to begin construction in November 2017 and planned completion is for January 2019.
