The MMAP HAP is designed to address the need of low/moderate income families in Miami-Dade County by providing down payment and closing costs assistance to purchase their first home. It serves as a primary channel through which financial assistance flows to assist in purchasing a home.
The zero interest deferred loan program provides funding for first-time homebuyers towards down payment and/or closing costs. This helps reduce the up front costs of purchasing a home -- making it easier for prospective homeowners to qualify for a mortgage. Homebuyers can not directly apply to MMAP for HAP funds. Application files must be submitted to MMAP HAP by an approved lender or mortgage broker.
The MMAP HAP utilizes documentary surtax dollars to provide funds in the form of a 0 percent-interest, non-amortized (no payment), mortgage. The HAP loan is forgiven if the borrower owns and occupies the property for 10 years without doing a cash-out refinance.
The MMAP HAP works in partnership with real estate professionals, financial institutions, mortgage lenders & brokers, housing counseling agencies, community-based organizations and several other Miami-Dade County, local cities and some state assistance programs that actively pursue and assist the low to moderate-income market.

The successful public-private partnership between MMAP and SFBR is emulated in the growing number of participating housing professionals. One of the major reasons for such a high participation rate is the incorporation of a fiscally sound fast-track system in qualifying and approving homebuyers for deferred loans.
Homeownership Education
Understanding consumer guidance and education are vital links to helping ensure responsible maintenance of a mortgage and avoiding pitfalls detrimental to home retention, MMAP Trust also partners with non-profit organizations and Community Development Corporations.
