    Who determines the amount of taxes I pay?

    While the county Property Appraiser determines the value of the property for tax purposes, the local taxing authorities (school board, commissioners, etc.) decide how much money is required to provide services and establish the millage rate (Millage Table Page). The Property Appraiser's office does not determine the amount of taxes you pay. The taxes can increase or decrease depending on the millage rate set by the school board, commissioners, cities and other taxing authorities. The assessed value provides the base for the equation.

    There are three major parts of the real property taxation process:

    Part 1: The Property Appraiser

    Property Appraiser determines assessed value of all property in the county as of January each year.

    Part 2: Taxing Authorities such as School Board, County, Cities, SFWM and Children's Trust

    The taxing authority determines how much they need to collect to provice services. This budget number is divided by the taxable value for all properties in their jurisdiction. This creates the tax rate.

    Part 3: Tax Collection

    The Tax Collectors Office is charged with collecting the taxes set by the authorities.
