Notice of Proposed Property Taxes (TRIM)
The 2011 TRIM Notice was mailed to all property owners on August 24, 2011. While this Notice is not a bill (tax bills are mailed in November), Property Appraiser, Pedro J. Garcia, urges property owners to carefully review their TRIM Notice as it contains important information such as:- Current and prior year's property values
- Exemptions (if any)
- Information on taxing authorities that are collecting fees and taxes on your property
- Proposed taxes by each of the authorities
- The public budget hearing dates for those authorities
- The deadline to appeal the value and/or exemption denials

Notices are sent for all Real Property and Tangible Personal Property. (Tangible Personal Property includes office furniture, computers and equipment and only applies to businesses).
Please take a moment to verify important information such as the name, addresses, values, and exemptions on this Notice. You have until the deadline on your 'notice' to address any of your concerns.
The Notice also displays information on Non Ad Valorem Assessments (if applicable) that are not based on the value of the property, such as Fire Protection, Waste Disposal, Community Development Districts (CDDs), Lighting Districts, and Guard Districts.
After you've read the notice and utilized our online resources, contact the Property Appraiser's to clarify any concerns. Staff at both our Stephen P. Clark Government Center (downtown Miami) and South Dade Government Center offices have been mobilized to respond to your inquiries.
Appeals
Property owners are always encouraged to visit the Property Appraiser's Office to discuss value and exemption concerns. If we are unable to resolve your concerns, you can also file a petition with the Value Adjustment Board. Contact the Value Adjustment Board at 305-375-5641.
VAB petitions are available online (see links below), for pick-up at either of the Property Appraiser's Offices or at the VAB on the 17th floor of the Stephen P. Clark Government Center. You can also arrange to have the Value Adjustment Board mail a petition to you by calling 305-375-5641.
Public Hearings
The TRIM Notice lists the various taxing authorities that collect property taxes and their respective budget hearing dates. While the Miami-Dade County Property Appraiser issues the notice, there are several agencies, other than country government, levying taxes against your property. These include the School Board, municipal governments, South Florida Water Management District, Children's Trust, Florida Inland Navigational District and the Everglades Project.Before taxing authorities can levy taxes against your property they are required to hold public budget hearings. The dates, times, and locations for all budget hearings are listed on the Notice.
