July 1st Preliminary Certification of Taxable Values for 2014 has been released by Miami-Dade County's Property Appraiser


Property Appraiser Lazaro Solis has released the July 1st Preliminary Certification of taxable valuesPDF to taxing authorities in Miami-Dade County. The countywide taxable value for 2014 is $210,544,758,410, a 6.8% increase from 2013. These numbers confirm the most substantial increase in the county since the real estate market collapsed.

“We continue to see a steady growth across the county,” said Mr. Solis. “The waterfront neighborhoods and urban core are at the forefront of Miami-Dade County’s real estate rebound.”

The strongest real estate markets are Surfside (16.9%), Bay Harbor Islands (16.1%), El Portal (11.9%), North Bay Village (11.8%), and Sunny Isles Beach (11.2%), which all had double digit growth.  Additional areas with notable gains in 2014 include Miami Beach (9.9%), Miami Shores (8.6%), Cutler Bay (8.1%), Homestead (8.0%), and the City of Miami (7.8%).  Although Virginia Gardens saw a significant increase in value as a result of the Boeing Training & Flight Service facility, their existing property values only showed a 2.3% increase.

The July 1st Preliminary Certification of taxable valuesPDF allows the taxing authorities, such as county government, municipal governments, the school board and Children's Trust, to commence the preparation of their 2014-2015 budgets and adopt proposed millage rates.

Individual property assessments are now available on the Property Appraiser’s website. Property owners are encouraged to look up their 2014 assessment online and contact the Property Appraiser’s Office, if they have any questions or concerns. 

Property owners who believe their property assessment is incorrect can download an Assessment Review Form from our website, www.miamidade.gov/pa, and submit it to our office.  If they prefer to visit our office in person, they can also schedule an appointment online; or call our office at 305-375-4712.  By using this procedure, property owners will be able to avoid a lengthy appeal process with the Value Adjustment Board (VAB) that may take more than a year to finalize.

In late August, property owners will receive their Notice of Proposed Property Taxes (TRIM Notice), which will provide them with detailed property tax information.
