2014 Notice of Proposed Property Taxes (TRIM) are being mailed today to all Miami-Dade County property owners
Property Appraiser Lazaro Solis is mailing today the Notice of Proposed Property Taxes (TRIM) to all property owners in Miami-Dade County. Included in the mailing is a guide to help them better understand their proposed taxes. It also contains a letter from Mr. Solis informing property owners, who believe that their property is over assessed, to complete the Informal Assessment Review Form. This process will address any value concerns they may have much quicker than appealing through the Value Adjustment Board (VAB), which could take up to a year or more.
The TRIM Notice has important information about each individual property, including:
- The property’s assessed value as of January 1st, 2014
- Any exemptions applied to the property
- The proposed taxes calculated based on the taxing authorities’ proposed millage rates
- The dates, times and venues of budget hearings for each of the taxing authorities
Additionally, the Property Appraiser’s letter lists the 4 upcoming town hall meetings so that any property owner that has questions regarding their exemptions and/or property value can attend the meeting closest to them.

Property owners can also visit our office in Downtown Miami (111 NW 1st Street, 8th Floor) or the South Dade Government Center (10710 SW 211th Street, 2nd Floor), Monday through Friday, from 8:00 am to 5:00 pm. The deadline for filing an appeal with the VAB this year is Tuesday, September 16th, 2014.
Property owners should bring any documents that may support an assessment reduction, such as appraisals, photographs and insurance claim paperwork.
In a statement Property Appraiser Solis stated, “I encourage property owners to work with our office now before the deadline. We are making a concerted effort to be accessible to our community, so that we can address any questions or concerns they may have with their assessment, before they receive their tax bills.”
Tax bills will be mailed by the Miami-Dade Tax Collector by the beginning of November.
