July 1st Preliminary Certification of Taxable Values for 2015


Property Appraiser Pedro J. Garcia has released the July 1st Preliminary Certification of Taxable Values to taxing authorities in Miami-Dade County. The countywide taxable value for 2015 is $230,429,191,490, a 9.4% increase from 2014.

The following municipalities experienced the most significant value increases in 2015:

“For the first time since 2007, every municipality in Miami-Dade County has seen a value increase.  This growth has been steady with the coastal communities leading the way,” said Mr. Garcia.

The July 1st Preliminary Certification of taxable values allows the taxing authorities, such as county government, municipal governments, the school board and Children's Trust, to commence the preparation of their 2015-2016 budgets and adopt proposed millage rates.

Individual property assessments are available on the Property Appraiser’s website. Property owners are encouraged to look up their 2015 assessment online and contact the Property Appraiser’s Office, if they have any questions or concerns. 

Property owners who believe their property assessment is incorrect can download an Assessment Review Form from our website, www.miamidade.gov/pa, and submit it to our office.  If they prefer to visit our office in person, they can also schedule an appointment online; or call our office at 305-375-4712.  By using this procedure, property owners will be able to avoid a lengthy appeal process with the Value Adjustment Board (VAB).

The Notice of Proposed Property Taxes (TRIM Notice) will be mailed by August 24, which will provide property owners with detailed property tax and exemption benefits information.
