Notice Regarding School Concurrency - Effective Immediately: Pursuant to the Interlocal Agreement for Public School Facility Planning between Miami-Dade County and Miami-Dade County Public Schools, a public school facility review is required on all proposed residential development zoning applications. Read more about it here. -
Effective February 12, 2010, a reduced rate was approved for a single period extension of two years for Concurrency Capacity and certain Zoning Improvement Permits (ZIP). For more information and the approved rates, please click here.

New Requirement for Special Event Permits As part of the process to obtain a special event permit from the Department of Building and Neighborhood Compliance, a Certificate of Use from the Department of Planning and Zoning will be required for a special event that is open to the public and involves retail sales. These types of events include but are not are limited to: carnivals, amusement attractions, sales of Christmas trees, pumpkins, flowers, and fireworks. -

Faxed or mailed Certificate of Use Applications no longer accepted
Effective immediately we will no longer accept faxed or mailed applications for commercial Certificates of Use from the general public. They must be submitted in person. We will continue to accept applications from out of state applicants upon request. Out of state applicants or applicants with special needs may contact the Zoning Permit Section to request assistance with faxed or mailed applications at 786-315-2666.A NON-REFUNDABLE UP FRONT FEE of $111.24 is now required with the submittal of an application for Certificate of Use.

Impact fees increasing January 1, 2010 for New or Revised Plats dated January 1, 2009 or later.
Notice: Effective January 1, 2010, Road Impact Fees are being revised for New or Revised Plats dated January 1, 2009 or later. The new fee schedule can be viewed by clicking here.
Road impact fees for existing plats will still be charged at the October 1, 2009 road impact fee rates until January 1, 2011. That rate schedule can be viewed by clicking here.

In this issue of At-a-Glance, we use new income estimates to examine changes in personal income in Miami-Dade between 2000 and 2008 and compare it to trends nationwide, statewide, and in similar sized areas.
The Department of Planning & Zoning has launched a new series of reports. They will cover a number of topics relevant to the Miami-Dade economy. Planning Research is launching another series of brief reports on recently released socio-economic data. The series entitled 'Data Flash', provides a timely and succinct analysis of this information.
