Certificate of Use & Certificate of Occupancy Inspection (for existing business locations)

These inspections are performed to determine whether business owners can transfer to an existing business locations and whether these locations conform to the requirements of the Miami-Dade County Zoning Code. The inspections also confirm that the location has the appropriate Certificate of Occupancy for the proposed use prior to issuance of the required Certificate of Use. The Certificate of Occupancy is issued by the Miami-Dade County Building Department. There are some locations that have established uses, which require Annually Renewable Certificates of Use. These certificates expire every September 30th and require a zoning inspection prior to renewal to insure compliance with the conditions under which the use was permitted.
