Special Taxing Districts

A special taxing district is a mechanism used by communities, wherein property owners elect to pay special assessments levied on their properties in order to receive public services and/or improvements, which could not otherwise conveniently or equitably be provided.
 
In Miami-Dade County some of these services include, but are not limited to:

  • Street lighting
  • Security guard services
  • Guardhouses
  • Multipurpose maintenance
  • Capital improvements/road maintenance

To see if you pay special taxing district fees:

  • Visit the Property Search application, and enter your address or folio number.
  • On the page with the property's information, scroll down to the Featured Online Tools section and select Non-Ad Valorem Assessments.

June 30 hearing on proposed increase to special taxing districts' non-ad valorem assessments

Miami-Dade County residents living in certain special taxing districts may see a proposed rate increase to non-ad valorem assessments.

An ongoing County audit and subsequent management review revealed issues with management and accounting practices that are currently being addressed, which includes rate adjustments based on services provided and costs for service.

The documents below list the special taxing districts with proposed rate increases:

A public hearing will take place at 9:30 a.m. June 30 in the Stephen P. Clark Center Commission Chambers, 111 NW 1st Street, 2nd Floor, Miami. Comments also can be emailed to STDP@miamidade.gov by June 28 or submitted in writing to:

Creating a special taxing district

The Miami-Dade County Special Taxing District Division is responsible for the management and operation of 1,068 active special taxing districts providing services to approximately 389,740 households in unincorporated and municipal neighborhoods throughout the County.

Homeowners or communities interested in creating a special taxing district may obtain detailed instructions and official petition packages from the Miami-Dade County Public Works and Waste Management Department, Special Taxing Districts Division, Stephen P. Clark Center, 111 NW 1st Street, Suite 1510, Miami, FL 33128.
