Information on exchange of easements between Dadeland Apartments, LLC, and Miami-Dade County

Notice is hereby given pursuant to Florida Statute Section 125.37 that on Tuesday, February 6, 2018, during a meeting to begin at approximately 9:30 a.m., the Miami-Dade County Board of County Commissioners in the Commission Chambers, second floor, 111 N.W. 1st Street, Miami, Florida, will consider the following item:

The Miami-Dade County Department of Transportation and Public Works (DTPW) is requesting the approval of an exchange of easements between a Dadeland Apartments, LLC, a private developer (Dadeland Apartments) and the County. Dadeland Apartments owns property due west of the Dadeland North Metrorail Station at the southwest corner of SW 70 Avenue and SW 85 Street, directly abutting the Metrorail right-of-way.

Dadeland Apartments is developing a mixed-use, transit-oriented development (TOD), which would involve the closure of a portion of SW 85th Street which the County occupies by a cancellable license.

Dadeland Apartments has requested the conveyance of easements for ingress and ingress to access its development across the County’s adjacent property in exchange for the conveyance of a easements to the County to allow public use of SW 85th Street. The County-owned properties are valued at $380,779 and the Dadeland Apartment properties are valued at $106,291, leaving a surplus of $274,500 to be paid to the County. In lieu of payment, the $274,500 surplus would be applied by Dadeland Apartments to needed station improvements at the Dadeland North Metrorail Station.
