Brownsville Metrorail Station
Station Location: 5200 NW 27 Avenue; 4.5-acre site
Project: Proposed. By a pending amendment to the original lease agreement approved by the Board in June 2008, the project will be revised for development of approximately 490 units of affordable housing, incidental retail to support the residential component, parking and a covenant running with the land committing the site to only affordable housing and governmental uses.
Tenant: Transport Workers Union (TWU) 291 Community Service, Inc.
How Inititated: Unsolicited bid from not-for-profit agency
Status: County Commission awarded a lease to TWU in May 2006 for an initial term of 59 years with two consecutive 20-year renewal terms at the option of TWU.
Financial: Miami-Dade County receives annual minimum rent for each year of the lease and following the earlier of completion of Phase I, or Lease Year 8, receives annual percentage of gross income receipts or Participation Rent.
