Project I: Miami-Dade Water & Sewer Department (WASD) Headquarters
150,000 sq. ft., 5-story office building housing administrative, technical, and support personnel
11-story, 750-space parking garage
Covered walkway linking building to Douglas Road Metrorail station
Status: Completed Summer 2002
Financial: The project, originally structured as a long-term land lease with purchase option, was purchased by WASD, which now owns the land and the building.
Project II: Surface parking lot on the north side of the station and landscaped area on the south side of the station to be sold as surplus for mixed-use development and tenant and Metrorail patron parking.
Status: In progress
Financial: Appraised fair-market value
Zoning: Rapid Transit Zone Chapter 33C as amended by County Ordinance 08-28 in March 2008 for Douglas Road and all Metrorail stations located within the City of Miami.
