The scope of Services includes professional architectural and engineering services to provide the following services which will enable MDAD to obtain a roof replacement for Concourse H. The age of the roof in the leak prone areas range from between 15-32 years, with most of the concourse roof well beyond the 15-year warranty. Though an interim fix with a sprayed on application will provide a 3-5 year fix to dry in approximately 100,000 square feet of concourse space, a permanent solution is necessary to ensure the operational readiness of gates and their functional passenger service areas. Services include but are not limited to: preparation of roof plans, detail drawings specifications, construction documents, project segment specific contractor access and staging plans; Maintenance of Traffic (MOT) plans, preparation of schedules, phasing and/or sequencing plans as may apply. The A/E shall prepare an estimate of probable construction costs and update, as required at various stages and shall review the applicable codes and obtain documents confirming product approval for specified products and systems. The project involves the phased tear-off of the existing roof to the roof deck of Concourse H with an estimated 68,620 square feet for the Concourse and 31,200 square feet for the Headhouse, for a grand total of 99,820 square feet. The project includes replacement with a new roofing system in accordance with the MIA Terminal Design Guidelines Manual, with all the necessary flashing, soffit, gutter, scupper and drain replacements necessary to guarantee the roof for fifteen (15) years from project acceptance along with lightning protection recertification and additional work such as stucco repairs, painting and exterior window water proofing. Although Leadership in Energy and Environmental Design (LEED) certification is not applicable to re-roofing projects, the proposer must incorporate cost effective maximization of the roofing thermal resistance and coating reflectance. Through this application, the electrical costs for the existing air conditioning system is expected to consume less electricity, thus guiding this project into desired LEED principles. One PSA with a not-to-exceed value of $465,255 (inclusive of contingency allowance) will be executed for an effective term of five (5) years for professional services requested during the initial term.
