Miami-Dade County Property Appraiser Submits 2022 Preliminary Certification of Taxable Values


Miami-Dade County, FL – The Miami-Dade County Property Appraiser Pedro J. Garcia has submitted the 2022 Preliminary Certification of Taxable Values to the taxing authorities, which continues to show a strong growth in the real estate market. The countywide taxable value for 2022 is $377,897,396,044, an increase of $39,928,701,694 or 11.8% as compared to 2021. Taxing authorities will use these preliminary taxable values to prepare their upcoming budgets and determine their proposed millage rates.

The countywide new construction value increased over $5.8 billion, continuing a trend we have seen over the past few years.  The City of Miami has the largest increase in new construction with approximately $1.7 billion.  However, the new construction values of $1 billion for Sweetwater and over $379 million in Miami Gardens are due primarily to annexations that occurred during the year.

“The significant increase in real estate sales is making it very difficult for our residents to find affordable housing.  To that end, I am urging the county and cities to do what they can to reduce their millage rates.  Any reduction in the millage rate will go a long way in helping new homeowners and businesses.  Reduced property taxes will also help renters that have seen record rent increases this past year,” said Property Appraiser Garcia.

The 2022 Preliminary Certification of Taxable Values allows the taxing authorities, such as county government, municipal governments, the school board and The Children's Trust, to prepare their 2022-2023 fiscal budgets, and adopt proposed millage rates, which will appear on the Notice of Proposed Property Taxes (commonly referred to as TRIM Notice) mailed to all property owners by August 24th. This notice will provide property owners with their proposed property taxes and exemption benefits information.
