Site Area Description

This intermodal site centers on a regional shopping mall located on the northeast corner of U.S. 1 and Lehman Causeway. The mall is auto-oriented, encircled by a ring road that provides access to several large surface parking lots accommodating mall customers. The adjacent area includes a mix of high-rise and moderate-density residential, commercial retail, and office development. Lehman Causeway is a partially controlled-access roadway in this area with no pedestrian facilities, but sidewalks are found along U.S. 1 and in the residential areas to the east. Household density to the east of the mall is in the 7.0 to 14 households per acre range, and to the north exceeds 14 households per acre. Employment density near the intersection of U.S. 1 and Lehman Causeway exceeds 25 employees per acre. A few vacant parcels of land are located around the perimeter of the mall, but there are no visible ongoing development activities in the area.
