Site Area Description

This site is located in a neighborhood commercial area with sidewalks, just north of the intersection of two major arterial roadways. Development includes a combination of retail, office, and residential structures, some built to the sidewalk edge and some with moderate setbacks and limited surface parking. The area is served by bus routes 11, 42, J, Airport Owl, and Flagler Max, but is not located along any of the planned rapid transit corridors. Household density is low to moderate, exceeding 7.0 households per acre in certain zones east of 42nd Avenue and in zones west of 42nd Avenue just south of S.R. 836. Employment density is highest to the south of Flagler Street just east of 42nd Avenue, where it exceeds 25 employees per acre. A condominium complex is under construction on the east side of 42nd Avenue just south of Flagler Street, and a vacant parcel on the east side of 42nd Avenue just north of Flagler Street is slated for future condominium development.
