Site Area Description

This site is located along a major arterial at the entrance to the Golf Club of Miami. American High School is located to the south of the site and a multifamily residential complex is located to the southeast. The area north, east, and west of the site is occupied by the golf course. Pedestrian facilities consist of sidewalks along Miami Gardens Drive and NW 68th Avenue. The site is served by existing bus routes 91, 83, and Ludlam Max, but does not lie within a future rapid transit corridor. The site is generally auto-oriented, with large setbacks and surface parking. Household densities exceed 7.0 per acre in the zone directly south of the site and along Miami Gardens Drive. Employment densities in the area are all less than 12.5 employees per acre. There are no vacant parcels, underutilized properties, or ongoing development activities adjacent to the site.
