This site is located along NW 27th Avenue near the Miami-Dade and Broward County Line. The area is generally auto-oriented, and includes some strip commercial type development along 27th Avenue interspersed with a few large undeveloped parcels. Sidewalks are provided throughout the area. Building setbacks are generally large and include surface parking. ProPlayer Stadium and its associated surface parking lots are approximately one-half mile to the southeast of the site. The area is currently served by bus routes 27, 91, and 27 Max. The site is also located near the terminus of the planned North Corridor Metro Rail Extension. Household and employment densities are generally low. A few zones located to the southwest of the site include household densities in the 3.5 to 7.0 per acre range, and employment densities in all zones are less than 12.5 employees per acre.
