The scope of work shall include, but not be limited to: Provide all labor, equipment and materials for structural and electrical work required for 2251 NW 72 Avenue, Miami, FL 33122, as recommended from the 50-Year Recertification Inspection Reports, Electrical and Structural Design Documents, as well as additional work determined from a follow-up inspection. The contractor must review the scope of work and all documents provided by Miami-Dade County People and the Internal Operations Department (PIOD) before commencing work. Please refer to the electrical and structural plans for descriptions, quantities, and general notes for further description of the scope of work. GENERAL ELECTRICAL SCOPE: 1) Replace and relocate the existing Transformer T2 currently blocking Plane B clearance. Refer to Plan E-4 for the new location. 2) Replace and relocate Plane A1, currently located behind Transformer T1, to comply with the clearance required by NEC 110.26. 3) Relocate Transformer T1 to comply with the clearance required. Provide a disconnect on the primary as shown on Plan E-3 and the riser. 4) Provide disconnects on the primary and secondary for the Transformer TLC, as shown on Plan E-3 and the riser. 5) Provide blind covers missing on Panel EG-1 6) Add several exit and emergency lights as depicted on the plans. New fixtures to be connected ahead of switch to lighting circuit feeding lights on each area (Typical). 7) Clean Main 1 contact surface, check the connection, and tie it as needed. 8) Check all electrical Panels and disconnect for proper identification. Add labels as required. 9) In-kind replacement of existing identified (shown as new on Drawing E-5) roof-mounted equipment disconnects to be connected to the same circuit currently used. 10) Replace parking lot light fixtures and receptacles as depicted on drawing E-2. 11) Contractor to identify all junction boxes without covers and provide a blank cover plate. Provide extension boxes for all overfilled outlet/pull and junction boxes as needed. 12) Contractor to identify all abandoned wires and remove them. 13) Existing Emergency and Exit lights to be reused shall be tested for proper operation of lamps and batteries. Replace all defective components as required. 14) Main 1 of 1 is 480 volts and has black, red, and blue tape on the line side, which corresponds to 240 volts. It can be misleading, and it shall be corrected. 15) Contractor to clean the contact surface of Main 1 of 1, check the connection, and tie it as needed. 16) Contractor to check all electrical panels and disconnect for proper identification. Add labels as required. 17) The existing stair light fixture is missing a cover to be installed as shown on drawing E-5. Contractor to check fixture for proper operation and re-lamp if needed. GENERAL STRUCTURAL SCOPE: 1) Set up an MOT that covers access to the stairwell and the beam/column joints to repair. 2) Prepare the concrete surfaces as per the Fiber Reinforced Polymers (FRP) manufacturer specifications and install the locations shown in these drawings. 3) Install the tie downs in the mechanical units located on the roof as indicated in the structural drawings. 4) Seal all the cracks in the interior and exterior walls of the NW stairwell. 5) Remove and replace all the seals in the NW stairwell window. 6) Waterproof and seal the sidewalk in front of the building entrance, repair and seal any cracks before waterproofing. 7) Restore all elements in the building that have been affected by the work to their original condition. If any elements are damaged during the work, replace them. Additionally, relocate any materials that were moved during the work back to their original condition or location as necessary. REQUIREMENTS/RESTRICTIONS: 1) For all repairs, locations, and quantities, refer to the signed and sealed electrical and structural plans. 2) Remove all loose items in and around the warehouse that might obstruct the project during construction. 3) Clean all surfaces where work is to be done of any debris, dust, laitance, oils before commencing any work. 4) Do not drill any concrete surface of the roof double tees or the beam/column joints. 5) Contractor shall follow all manufacturer's specifications for the installation of all the products in this project. 6) Contractor to permit the project and to prepare an MOT plan to present to PIOD / EOR for approval. PRE-BID MEETING AND SITE VISIT: A MANDATORY PRE-BID MEETING AND SITE VISIT ARE SCHEDULED. Bidder must submit a completed, notarized Confidentiality Affidavit in order to attend the Pre-Bid Meeting and Site Visit - form provided in the Bid Documents to [email protected] and copy [email protected]. Bidders who have not submitted a Confidentiality Affidavit will be requested to leave the Meeting and Site Visit. Meet at 2251 NW 72 Avenue Miami, FL 33122 (Rally at parking Lot of the building). Bidders arriving after 10:10 AM WILL NOT be allowed into MEETING OR SITE VISIT. REQUESTS FOR INFORMATION (RFIS): All requests for information (RFIs) shall comply with the Cone of Silence, Administrative Order 3-27 and shall be emailed to [email protected] with a copy to [email protected] and [email protected]. The deadline to receive RFIs from bidders is no later than 2 PM on Tuesday, October 21, 2025. Responses cannot be guaranteed for RFIs submitted past the established deadline.
