Research Notes on Economic Issues
This occasional paper series will explore major issues and evaluate the potential impacts they may have on the local economy and residents of the County.
The Economic Impact from College Degrees in the County Workforce and Local Colleges and Universities
The participation of workers with education and training beyond the high school level significantly increases the productivity of the county’s workforce, yielding significant benefits to the economy and county residents.
In 2012, 642,000 Miami-Dade residents had earned post-secondary degrees. Some of those residents earned their degrees from local educational institutions, while others received their education at colleges or universities located outside Miami-Dade County.
Impact of Real Estate Investors on Local Buyers
At the request of the Board of County Commissioners, staff provided an assessment of the impacts from foreign investor participation in the local real estate market and the access to homeownership for first-time buyers.
The key findings from the analysis indicate that:
- Domestic first-time buyers are currently at a competitive disadvantage in the residential market;
- A widening gap has emerged between the volume of sales to domestic first-time homebuyers and sales to mainly foreign investors; and
- Investors’ participation in the residential market has supported the recovery of the real estate sector at a critical time for the sector and the broader economy.
