Westchester Regional Library -- Roof and Window Replacement Project

Scope of Work: (Contractor must obtain and submit all permits prior to performing any work). Selected Contractor to include all necessary items for the proper completion of the Work so the Owner will have a fully functioning library facility and receive the benefits of the use as intended and shown in the Contract Documents prepared by SD Collaborative, Inc. The bid will be broken down into a base scope and 1 alternate for pricing. Base Project Scope: Construction services for exterior and interior improvements to include: demolition of existing and new roof (upper and terraces), new high impact resistant windows, storefront and doors, exterior waterproofing and sealing, associated interior improvements to include drywall, floor and wall finishes, and electrical improvements). For additional information refer to Contract Drawings and Specifications. The alternate Work includes maintenance parking area expansion and improvements to increase parking area, secure parking area, properly grade area to drain correctly, and add electric vehicle charging infrastructure and EV stations. Alternate 1 Scope: Construction Services for exterior improvements to the maintenance parking area including new paving, re-asphalting, expansion of parking area, securing of parking area, grading and drainage improvements, new electrical infrastructure including electric vehicle infrastructure and electric vehicle stations. The project location is at the Westchester Regional Library (9445 Coral Way, Miami, FL 33165). The project is partially funded by a FEMA grant and Contractor is required to comply with all FEMA requirements. The work includes, but is not limited to furnishing all supervision, labor, materials, equipment, tools, services, and incidentals necessary for the construction services The contractor is responsible to coordinate all work, including but not limited to all waterproofing for windows, curbs and sills with roofing scope of work, As part of the bid price the awarded contractor will include a two (2) year warranty on labor for any issues related to the roofing & glazing. The selected Contractor shall hire experienced and certified sub-contractors including but not limited to roofing and electrical subcontractors. MDPLS has no objection if the contractor would like to perform work on holidays or weekends (as long as it does not interfere with branch operations). The branch will remain operational during the work and the Contractor must ensure patrons and staff have safe and continuous access to the facility. The selected Contractor shall be responsible for completing the project in accordance with the complete contract construction documents and specifications by SD Collaborative, as necessary to obtain all approvals by any/all authorities having jurisdiction over the project, including but not limited to the Miami-Dade County Building Department or other permitting agencies having jurisdiction. The project must be constructed to meet or exceed applicable building codes, and work with modern technological standards for library facilities. Contractor will facilitate the project in an efficient and cooperative manner with MDPLS’ design professionals. They will provide construction services through the completion of the project and include systems commissioning, and warranty/close out periods. The required work will result in a completely fully functional and operational Regional Library facility with all new exterior upgrades that will serve the public safely, in a modern, clean, and efficient manner while allowing for the use of modern library technologies throughout the building.
