Permitting, Environment and Regulatory Affairs issues building permits for projects in unincorporated Miami-Dade County and the City of West Miami.
Building permits are issued by different building jurisdictions. Each city has its own building official who issues building permits for work within that city's limits.
To view or obtain copies of the original building plans of a home or commercial property, schedule an appointment Monday through Friday during the hours from 7:30 a.m. to 3:00 p.m.
Inspections depend on what is involved in the project. Simply stated, an inspection is required prior to covering up any part of the construction.
Plan Review and Inspection Workshops
You can now make reservations for Plan Review and Inspection workshops. Seating is limited, so make your reservations early. Use the Login if you are already registered in our system. First-time registrants can click on Register to set up an account.
Florida Building Code change
As of March 15, 2012, all permit applications and plans submitted must comply with the 2010 FBC edition. Expired applications filed prior to March 15, 2012 will only be granted extensions for permits if certain criteria are met.
Road Impact Fee increase
All permit applicants should be advised that in accordance with Ordinance 11-31 effective April 22, 2012, Road Impact Fees will increase. The increase will apply to all Impact Fees paid on or after April 22, 2012.

BNC, DERM and Zoning are being consolidated
Mayor Carlos A. Gimenez recently announced his plan to reduce the number of County departments.
“The Department of Permitting, Environment and Regulatory Affairs brings together the permitting and regulatory services of the County. This includes the zoning and land regulatory functions formerly in the Planning Department, as well as the Building and Neighborhood Compliance Departments. The purpose of this element of the reorganization is to provide the regulatory and permitting services of Miami-Dade County to our citizens and businesses in a more convenient and efficient manner.”
Sanitary Sewer Allocation Expiration
Please be reminded that if your project was issued a Sanitary Sewer Capacity Certification (a.k.a. Sanitary Sewer Allocation) by Environmental Resources Management and your construction permit is allowed to expire, the Sanitary Sewer Allocation for the project will also expire at the same time.Miami-Dade County Foreclosure Registry Application Now On-Line
In order to facilitate a more efficient and expedient process to register residential units in the Unincorporated area of Miami-Dade County once they commence the Foreclosure process, Permitting, Environment and Regulatory Affairs has improved the application process by introducing the electronic filing of the Registry application, as well as its payment.
