How do I search a City of Miami code violation or lien online?
Residents interested in purchasing a property and want to see if any liens or violations exist, can access this information, as the City of Miami makes this information public and easy to access through a lien search.
The City of Miami Information Technology Department in conjunction with Hearing Boards, Finance Department, and the Fire Rescue Department introduced an online service in 2014. The process to request "Code Violations and Lien Searches" is available online for citizens who wish to request, print, or save these documents from the comfort of their home or office.
The following is needed in order to conduct a lien search:
- Folio number of the property
- If they do not know this, provide it to them using Miami-Dade County's Property Search by searching the property address or owner
- Remember, if the folio number does not begin with "01", this property is not in The City of Miami
- The citizen will not be able to proceed with the search on the City of Miami website and should contact the appropriate district

- Provide citizen with the website: https://www.miamigov.com/Services/Building-Permitting/Run-a-Lien-or-Violation-Search
- Advise caller that the fee is $200 and a form of payment (credit card or check)
- A PDF reader is needed
- Citizen will be able to follow the process online
Note: If the search is for buying / selling a property, closing agent must perform a COMPLETE TITLE SEARCH
Note 2: Code Violation search is handled by Office of Hearing
Lien search is handled by Finance Department
