“Our commitment is to ensure every resident understands their property, knows their benefits, and has direct access to our Office.”

          MIAMI-DADE ( August 24, 2026 )–

Miami-Dade County, FL – Miami-Dade County Property Appraiser Tomás Regalado announced that the 2026 TRIM Notice (Notice of Proposed Property Taxes) has been mailed to property owners throughout the county and urged residents to carefully review this important document.

The TRIM Notice is not a bill. It is one of the most important tools property owners receive to understand how their property is valued, verify exemptions and benefits, and review the taxes proposed by the different taxing authorities before final tax rates are adopted.

“We want residents to open their TRIM Notice, review it, and understand what it means for them and their families. Information is one of the most important tools property owners have to protect their homes and ensure they are receiving every benefit available to them under the law,” Regalado said.

The Property Appraiser’s Office continues to strengthen its efforts to provide residents with direct access to information and assistance, both at its offices and through community outreach events held in cities and neighborhoods throughout Miami-Dade County.

Since the beginning of this administration, more than 89,657 families have received assistance, representing $2.601 billion in property tax savings for residents throughout the county.

The Office continues assisting property owners with Homestead Exemption, Portability, Senior Exemptions, Widow and Widower Benefits, Disability Benefits, Veterans Exemptions, and other programs provided by law.

Regalado emphasized that behind every property is a family and that the responsibility of the Office extends beyond determining property values.

“Our work does not end with valuing a property. We have a responsibility to inform, guide, and be available when residents have questions. Government should be close to the people it serves, and that has been our priority from day one,” Regalado said.

Property owners are encouraged to carefully review their property value, exemptions reflected on the notice, and information regarding proposed property taxes. If they believe there is a discrepancy or have questions, they should contact the Office as soon as possible.

Residents may receive assistance by calling 305-375-4712 or visiting www.miamidadepa.gov.

“Your TRIM Notice belongs to you as a property owner. Review it, know your benefits, and if you have questions, contact us. We are here to serve you,” Regalado concluded.
