Homeowners Assistance Program for Zoning Applications

Miami-Dade County offers free services to help homeowners with their zoning application needs. Whether you are applying for a zoning change, exploring options for your property or simply trying to understand the zoning process, the Homeowners Assistance Program provides guidance from zoning professionals and step-by-step support at no additional cost.
  • Our specialists will guide you through the steps required to file a zoning application and explain the procedures in clear terms. Because every case is unique, staff will provide tailored guidance and, when necessary, forward you to the appropriate department or discipline for additional assistance.

    Zoning specialists provide step-by-step support including:
    • Verification of the required type of zoning application
    • Guidance on the zoning review process specific to your case
    • Instructions on applications and requirements for your project
    • How to complete forms, submit applications, receive, and check status updates
  • Bring the following with you:
    • Proof of ownership of the property (warranty deed or tax receipt)
    • Existing home plans (if available) or proposed work plans from a Florida registered architect or engineer
    • Survey or site plan for the property (if available)
    • Any notice of violations, or comments related to an existing zoning application
  • Services are available in person, over the phone, or by email.

  • Our section does not provide financial assistance for permitting.

  • Surveys show the land, structures, and features on your property as schematic diagrams of angles and measurements.
    The options below may assist in determining whether your property has a survey, or if you may need to obtain one:
    • If you just bought your home, check if you received a survey along with the closing documents
    • You may also check our Microfilm & Plan Library Section  to see if there are any existing surveys on record. For assistance, you may call 786-315-2340, or email [email protected]
    • To obtain a new survey of your property, you will need to hire a surveyor
