Unsafe Structures Appeal Panel
The Unsafe Structures Appeal Panel is a quasi-judicial advisory committee which reviews the decisions of Building Officials regarding single-family residences and duplex.
The Unsafe Structures Appeal Panel ensures the safety of buildings and structures through conducting of a fair and open public hearing process, in which testimony is heard and evidence reviewed to make a determination that serves to safeguard the community.

Appeal Process
An appeal of the decision of the respective Building Official, as detailed in an Unsafe Structures Notice of Violation, shall be in writing and addressed to the Secretary of the Unsafe Structures Appeal Panel, and submitted to the Miami-Dade County Department of Regulatory and Economic Resources, Permitting and Inspection Center, Unsafe Structures Unit, 11805 SW 26 St, Room 230, Miami, Florida 33175.
The appeal shall be in the term of a statement indicating the reason(s) for such an appeal and stating wherein you consider the respective Building Official to be in error. The appeal must be received no later than thirty (30) days from the date that the Notice of Violation is posted on the property.
The Unsafe Structures Appeal Panel meets generally twice per month to hear cases submitted by the respective Building Official or through appeals requested by homeowners or other interested parties. Miami-Dade County advertises these hearings and issues notifications of the hearings to all interested parties on the scheduled cases.

The Unsafe Structures Appeal Panel hearings are held at Miami-Dade County Permitting and Inspection Center, 11805 SW 26 Street, 2nd Floor, Conference Room J, Miami, Florida 33175. The hearings are held from 9 a.m. to 4:30 p.m on the following dates:
