Transit-Oriented Development Master Plan for the South Corridor

The purpose of the Transit-Oriented Development (TOD) Planning Study is to create a strategy for the economic and urban improvement of several of South Dade communities’ newly transit-served areas and assess the potential for Transit-Oriented Developments near the Bus Rapid Transit (BRT) stations scheduled to open in 2025 along the South Corridor. The guiding principles for the study include economic development and Implementation, proper overall land use planning, mobility and pedestrian-oriented community design and urbanism.

What is Transit-Oriented Development?

Transit-Oriented Developments are a specific, localized development project near a transit stop, focused on design and land use. Transit-Oriented Communities refer to an area with a wider community or regional framework that builds on transit access to foster a sustainable, interconnected way of life.

Transit-Oriented Developments and/or Transit-Oriented Communities are a fast-growing trend across the country. This type of community development typically includes a mixed-use of housing, office, retail space, and/or amenities integrated into a walkable neighborhood, conveniently located within half a mile of public transportation. The goal is to create dense, walkable districts around transit.

Benefits of Transit-Oriented Community developments:
  • Reduce the number of household drivers
  • Lower congestion, air pollution and greenhouse emissions
  • Create walkable communities that accommodate healthier lifestyles
  • Increase transit ridership and fare revenue
  • Expand mobility choices that reduce dependence on the automobile
  • Reduce transportation costs.

Where is the South Corridor?

The South Corridor is one of the five rapid transit corridors of the Strategic Miami Area Rapid Transit (SMART) Program. The corridor runs 20-miles in length along the South Dade TransitWay connecting numerous municipalities which represent some of the fastest growing communities in Miami-Dade County. The TransitWay extends from the Dadeland South Metrorail Station to the SW 344th Street Park-and-Ride/Transit Terminal, and it provides a mobility connection between the Miami Central Business District and the Village of Pinecrest, the Village of Palmetto Bay, Town of Cutler Bay, City of Homestead, and Florida City.

In 2025, the Department of Transportation and Public Works will launch Miami-Dade County’s first-ever Bus Rapid Transit (BRT) system which will run on the South Dade TransitWay. Once in service, the TransitWay will be the longest battery-electric BRT system in the nation on a dedicated corridor with level boarding, gate arms and 14 state-of-the-art stations.
